Preconstruction Services
WellSpring takes pride in providing efficient and accurate preconstruction advice to allow Owners and Design Teams to make informed decisions regarding the direction of their projects. In addition to making certain project teams know their numbers, we are willing to consult on the full spectrum of decisions that have to be made in order to get a project to the starting line. Our preconstruction team is expert in all of the necessary services including:
- Budgeting and Estimating
- Constructability Reviews, Scheduling and Phase Planning
- Value Engineering and Alternate Pricing
- Subcontractor Prequalification and Bidding
General Contractor
WellSpring is a full service general contractor with a wealth of experience and resources including management, craftsmen, subcontractors, suppliers and consultants dedicated to executing your commercial construction project. We are open to a variety of contract types including stipulated sum and cost plus a fee. Though most of our work tends to be negotiated with repeat clients and referrals, we aren’t afraid to compete for work in traditional design-bid-build format.
Design Build
Whether an Owner desires the efficiency of a single point of contact or the expedited pace that the design-build delivery method can provide, Wellspring brings exceptional communication and construction expertise to the team. Wellspring has strong relationships with design teams of every capability in our area, as well as subcontractors who are able to provide design services for their trade.
Design Assist
Should the Owner wish to have their contractor on board early in the process working alongside their design team, but also prefer to contract separately for design and construction services, we are happy to work with the Owner and design team on a consulting basis to provide many of the same advantages as the Design Build process. Many of our most successful projects are delivered in this manner.
Construction Manager
WellSpring is happy to perform the duties of a Construction Manager at Risk acting as the Owner’s Representative during both the design and construction phases. As CMAR we will be involved from the beginning of the design process through completion providing high quality cost control measures.
